Real Estate Transfers

NO LIEN / LIEN LETTERS, REAL ESTATE TAX CERTIFICATIONS, and SANITARY SEWER CERTIFICATIONS

Per the Bridgeville Borough Code of Ordinances, a No Lien / Lien Letter, Real Estate Tax Certification, and Sanitary Sewer Certification are required for the sale, transfer, and/or refinance of any property within the Borough of Bridgeville. 

What you need to do to obtain a No Lien / Lien Letter:

  1. Submit a formal request to Bridgeville Borough on your Company letterhead with the following information:
    • Name of Seller
    • Name of Buyer
    • Address of Property
    • Parcel Number of Property
    • Type of Transaction
    • Closing Date
  2. Include a check in the amount of $50.00 made payable to the Borough of Bridgeville
  3. Include a separate self-address, postage-paid envelope for each Lien/No Lien Letter you want returned. 

What you need to do to obtain Real Estate Tax Certifications:

  1. Submit a formal request to Anne Marie Parisi, Tax Collector on your Company letterhead with the following information:
    • Name of Seller
    • Name of Buyer
    • Address of Property
    • Parcel Number of Property
    • Type of Transaction
    • Closing Date
  2. Include a check in the amount of $20.00 made payable to Anne Marie Parisi, Tax Collector, and;
  3. Include a check in the amount of $20.00 made payable to the Borough of Bridgeville

What you need to do to obtain a Sanitary Sewer Certification:

  1. Print and complete the property, seller, buyer, and closing date information on the Sanitary Sewer Certification Application Form.
  2. Have an Allegheny County Licensed plumber inspect, complete the application, and certify the information.
  3. Submit the completed application with the $25.00 fee made payable to the Borough of Bridgeville Sewer Fund.  

The Sanitary Sewer Certification and Tax Certification will be included in the Lien Letter packet in advance of your closing date.
